A Simple Roadmap to Your First Home


Most first-time buyers are not sure where to begin, and that is completely normal. You do not need to memorize the process before you start. Work through this checklist one item at a time, at your own pace, and you will naturally understand the whole picture by the time you close. I am Rhonda Townsend, a Realtor with RE/MAX Excellence and a licensed Mortgage Loan Originator, and I have guided many first-time buyers through this exact journey in Palm Beach County. When a step is not self-explanatory, that is what I am here for.

Seven Steps, Checked Off One by One


Step 01

Before You Start

Get your financial picture in order before you look at a single home.

  • Pull your credit reports and review them for errors in all three bureaus
  • Check your credit score and understand what it means for your loan options
  • Pay down revolving balances and avoid opening new credit accounts before applying
  • Save your down payment, closing costs, and a cushion for the moving period
  • Build a monthly budget: what can you comfortably pay for housing, not the maximum a lender says
  • Gather documents: pay stubs, W-2s, tax returns, bank statements, and asset accounts

Step 02

Getting Pre-Approved

Pre-approval turns a browsing budget into a buyer's budget.

  • Choose a lender or mortgage loan originator (you may pick your own)
  • Compare quotes, fees, and loan programs side by side
  • Get pre-approved, not just pre-qualified, with a written letter
  • Understand the full monthly payment: principal, interest, taxes, insurance, and HOA dues
  • Ask what happens if rates or programs change before closing
  • Keep your finances steady: no new loans, no big deposits you cannot source

Step 03

Choosing a Location

Palm Beach County is huge, and your community choice shapes your cost and lifestyle.

  • List your priorities: commute, schools, walkability, waterfront, or space
  • Compare communities by price point and lifestyle, from Wellington to West Palm Beach
  • Drive the neighborhoods at different times of day
  • Research HOA fees, condo dues, and what they cover
  • Check flood zones, insurance costs, and tax history for homes you like
  • Tour homes with an agent who knows the local market

Step 04

Making an Offer

A strong offer is about terms and timing, not just price.

  • Review recent comparable sales with your agent
  • Decide on your offer price, earnest money, and closing date
  • Understand contingencies: financing, inspection, and appraisal protections
  • Account for closing costs and prepaid items in your cash plan
  • Prepare to negotiate: counteroffers, repair requests, and deadlines
  • Lock your rate and finalize your financing in writing

Step 05

Inspections and Appraisal

This is your chance to learn everything about the house before you own it.

  • Schedule a full home inspection by a licensed inspector
  • Attend the inspection and ask questions in person
  • Order specialty inspections if needed: roof, HVAC, plumbing, electrical, pool, or seawall
  • Get a termite and wood-destroying organism inspection in Florida
  • Review the appraisal when it arrives and address any gap with your agent
  • Negotiate repairs or credits based on the inspection findings

Step 06

Closing Day

The final walkthrough and the paperwork that makes it official.

  • Do a final walkthrough within days of closing to confirm condition
  • Review the Closing Disclosure line by line before signing
  • Bring a certified or wired funds check for your closing costs
  • Bring a government-issued photo ID
  • Get proof of homeowners insurance before closing
  • Keep a copy of every document you sign

Step 07

Moving In

The fun part: making the house yours.

  • Transfer utilities: electricity, water, gas, internet, and trash
  • Forward your mail with the postal service
  • Change your address with banks, insurance, and employers
  • Replace locks and reset garage codes
  • Locate the shutoffs: water, gas, electrical panel, and circuit breakers
  • Register for the homestead exemption with the property appraiser if you will live there
