Neighborhood Guide
Westlake, Florida
Palm Beach County's newest city, resort-style amenities, brand-new homes, and a planned town center rising on the edge of the Grassy Waters Preserve.
Westlake is what a Florida community looks like when it starts fresh. Incorporated in 2016 and built by Minto Communities on land that was once citrus groves, it is Palm Beach County's newest city, a master plan of new homes, lakes, parks, and a coming town center, set against the wild edge of the Grassy Waters Preserve. For buyers who want the peace of western Palm Beach County without the maintenance of acreage, it is an appealing middle ground: modern construction, resort-style amenities, and Wellington just minutes away. I'd love to walk you through the neighborhoods, timing, and details that matter. As a REALTOR® with RE/MAX Excellence, I help buyers across the county. Call me at (561) 236-9772 or email rtownsend@remax.net and let's talk about whether Westlake fits your next chapter.

Palm Beach County's Newest City
For most of its modern history, the land that is now Westlake was part of Callery-Judge Grove, one of the largest citrus groves in western Palm Beach County. In 2013 the property changed hands to Minto Communities, which saw something special in the groves stretching toward the Grassy Waters Preserve. Plans for a master-planned community followed, and in June 2016 Westlake became the county's newest city, Palm Beach County's 39th municipality.
Growth has been fast for such a young city: the first residents arrived in the late 2010s, the first phase of resort-style amenities opened around 2019, and the community has expanded steadily since. Today Westlake is becoming a full city, adding neighborhoods, residents, parks, and plans for a town center that will bring shopping and services closer to home, all while keeping the wetland wilderness of western Palm Beach County right at its edge.

What to Know Before Buying in Westlake
A Community Still Being Built
Westlake is young. Neighborhoods, amenities, and the planned town center are coming online in phases. If you want everything finished on day one, set your expectations, and your timeline, accordingly.
HOA & CDD Fees
New master-planned communities typically carry homeowners association dues and community development district fees. Review the full fee picture before you sign.
New Construction Protections
Buy new and you get builder warranties, but a pre-drywall inspection and a walk-through inspection are still essential. Know what the builder's warranty covers and for how long.
Western County Drainage
Low-lying land near the preserves can carry flood-zone designations and seasonal standing water. Check the flood map and ask about the history of the specific street.
