Four pieces make up most Palm Beach County monthly mortgage estimates. Here is what each one means and why the totals matter.

Principal & Interest

Principal is the part of your payment that reduces what you borrowed; interest is the cost of borrowing, paid to your lender each month. Your rate and your term set the balance between the two. Early in the loan, more of each payment goes to interest, and over time the balance shifts toward principal.

Property Taxes

Florida homes are reassessed by the county Property Appraiser, and tax rates vary by city, county services, and whether a homestead exemption applies. Many lenders collect an estimate of your taxes each month into an escrow account and pay the tax bill for you, which raises your monthly payment. Your actual bill depends on the property and its assessment.

Homeowners Insurance

Your lender typically requires homeowners insurance, and in Florida the cost varies by location, construction, and flood zone. Like taxes, insurance is often paid through escrow in monthly installments. Flood coverage may be separate and is worth checking early, especially for waterfront homes.
